You provide space. DAIT provides everything else.
You do not buy hardware, you do not run it, and you do not need an opinion about artificial intelligence. You are contributing an underused electrical service and a piece of roof, pad or wall.
Space and existing service
Access to a secondary power drop that already has headroom, and a structural location that can carry the cabinet. Nothing is built.
All of the capital and risk
DAIT owns and operates each node, and carries the capital cost, installation, insurance, maintenance and monitoring.
What actually happens on your site
Hosting is a property and access arrangement, not a construction project. The enclosure arrives complete; nothing is built on site.
Someone walks the site
An engineer confirms the spare capacity in your existing service, the structural area, the network path and how a vehicle or crane reaches the placement point. This is the step that decides whether anything proceeds.
Rights over a defined area
You grant multi-year rights to a specific footprint and to the access needed to install and service it. Your lawyer should read this properly — it is a property agreement like any other.
The unit arrives sealed
The cabinet is delivered complete and positioned. There is no data hall to fit out, no rezoning and no new substation. Placement itself is scheduled plant work, like any rooftop equipment install.
You are not involved
DAIT owns and runs the node. Monitoring, servicing, insurance and faults are handled remotely and on site by DAIT. Nothing lands on your facilities team.

What is yours, and what is not
The most common question from owners is where responsibility sits. It is a short list.
- You provideAccess to electrical service that already exists, a defined structural area, a network path, and the legal authority to grant rights over that area for a multi-year term.
- DAIT providesThe hardware, installation, insurance, maintenance, monitoring and every cost attached to them. The node remains DAIT property throughout.
- You do not provideCapital, staff, technical knowledge, an AI strategy, or any operational involvement. If a node needs attention, it is not your call-out.
- Worth taking advice onHow the licence interacts with your existing leases, insurance and any mortgage or covenant on the building. This is normal for equipment on a roof, and worth doing early.
